Northland Village Mall has anchored northwest Calgary since 1971. The $120 million redevelopment by Primaris REIT and Ledcor transformed it from an enclosed shopping centre into a 390,000 square foot open-air retail complex — one of the more significant retail repositioning projects in the city’s recent history.
Custom Electric delivered the full base-building electrical scope, including switchgear, distribution, lighting, lighting controls, and fire alarm systems, as well as electrical work for several tenant improvements. The project involved the demolition of 240,000 square feet of enclosed space before the construction of six new standalone retail buildings and the renovation of the existing anchors.
The redeveloped centre reached 97.8% occupancy at substantial completion in mid-2025, with anchor tenants including Walmart, Best Buy, and Winners. In January 2026, Primaris sold the asset for $154 million — a result that reflects the quality of the transformation.
